A romantic break, a few days of peace and quite or just time with friends, try our beautiful and spacious cottage with its original beams which has a 4 star rating with Quality in Tourism. The bedroom has a King Size bed, remote controlled ceiling fan, freeview TV/DVD player and hair dryer. The bathroom has a large shower, all with central heating.

In the lounge there is a dining table, radio/CD, Sky & freeview TV/DVD player, Two sofa's one of which is a sofa bed. Our newly fitted kitchen includes a fridge/freezer, oven/hob, dishwasher, washer/dryer, microwave, iron and board (not that they see much use). With a few little essentials including fresh flowers.

All you need to bring is food and drink, or make a selection from Melton Mowbrays excellent local take-away's and yes they deliver.

Relax and unwind without any hassel on the private patio area with table and chairs, BBQ, SUN LOUNGE'S and last but not least a HOT TUB for your personal use. Private parking is available outside the cottage.

Cottage Review:   We found this to be a lovely cottage with all home comforts like dishwasher, fitted kitchen, fride freezer, sky TV and DVD player. It was very comfortable and Sue was very accommodating and welcoming. The added extras of the fresh flowers and toiletries was a nice extra. The cottage was away from the main roads and very secluded, yet accessible to the main cities within approximately 30 minutes. The hot tub was a must and certainly made the holiday and is ideal for a romantic break / honeymoon. It was nice to see the horses in the adjacent field. I would definitely recommend staying at this cottage.

Cottage Review:   We visited the cottage at the beginning of April and the weather was beautiful. This was the best british holiday break I can honestly say I have had. The cottage has everything you need, the peace and quiet is exceptional but its still close enough to the shops, pubs, etc in Melton Mowbray. The hot tub provided the level of relaxation we required and the owner was very helpful and friendly without being intrusive. Would definitely recommend this lovely well maintained cottage.

Cottage Review:   Just returned from a fabulous weekend with my daughter. The cottage is a wonderfully cosy retreat, perfect for those lazy weekends. Sue is a most considerate hostess and provides everything for your comfort including extra large towels in the bathroom. It's great to look out the kitchen window and see the horses grazing. The biggest bonus? The hot tub, it's great!

Cottage Review:   We just got back from our 3rd visit to this lovely little escape! We just love this cottage, great for recharging the batteries! We only live about half hour drive but it feels a million miles away from home, peace and quiet with a really friendly hostess. We will be back! Cottage Review:   The cottage was excellently presented warm and with modern conveniences. Sue had thought of the little things that are not usually included and this all adds to an enjoyable stay. The hot tub is a plus too !!

Cottage Review:   our second visit to this lovely holiday cottage, peaceful and relaxing with all the mod cons. A short stroll through the farm and stables takes you to open fields and the path to Eye Kettleby lakes with its bar + restaurant. Back down the driveway and through the housing estate is a spar late shop and local pub,(about 15 min walk) pub is ok as is the food,(berni inn type 2for1 etc). Melton Mowbry is a great little town plenty of shops and eating places etc, not sure what its like at night as we were to busy relaxing in the hot tub staring at the stars with a bottle or 2 of wine. Sue is an excellent and friendly host and the cottage is fantastic. Try it you'll love it. We'll definitely go again.

Cottage Review:   A lovely cottage for any occasion. Very comfy and all the facilities you would need. Literally take your food and away you go. The hot tub was very nice indeed. All very clean, and not one thing to grumble about.

Terms & Conditions

Booking Terms & Conditions

  1. Telephone/Internet Email & Postal Bookings will be held provisionally for up to 7 days* until receipt of the completed booking confirmation form and payment.
  2. A deposit of £100.00 of the total booking cost should be sent with booking form. If booking for arrival within 8 weeks, then payment must be made in full. Please be aware £200.00 deposits are required for all Christmas and New Year weekly bookings
  3. All payments are non refundable
  4. When a deposit has been made for your holiday you agree to our contract and all terms included. The name provided through booking will be solely responsible for any breakages or damages caused during your stay.
  5. The balance must be paid in full 8 weeks before arrival. Please be aware full balance is due 12 weeks before on all Christmas and New Year weekly bookings. Failure to make payment by this date will result in your booking being cancelled and any deposit payments made not refunded. Your final payment is also non-refundable, please take out Holiday insurance to cover yourself for any eventuality (as stated below)
  6. Arrival after 3.00pm and departure before 10.30am on changeover days please.
  7. We request that our farm house and cottage are left clean and tidy on departure as it was for your arrival. We provide cleaning equipment for this purpose. We reserve the right to issue an additional charge (to the person who made the booking) of up to £100.00 for premises left in a poor state. On arrival a returnable deposit of £200.00 (for the farmhouse) for any damage caused.
  8. We regret we cannot accept responsibility or pay any compensation where the performance or prompt performance of our contract with you (signed booking form) is prevented or affected by reason of circumstances which amount to force majeure. Circumstances amounting to force majeure include any event which we could not even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your holiday home. (Which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood explosion, storm or other weather damage (including a period of electricity failure), break-in, criminal damage or any similar event.
  9. Day guests are welcome, but may not exceed more than twice the standard occupancy. (One bedroom = 4, Two bedroom = 8, Three bedroom = 12)
  10. Hot tubs are provided, but are unsupervised and are therefore used entirely at your own risk.
  11. We maintain our hot tubs on a daily basis. In the event of inappropriate use resulting in chemical imbalances and the need to drain and refill the hot tub, a charge of £50.00 will be made to the person who made the booking. Guides to the proper use of our hot tubs are available. Please be aware that for health and safety regulations we drain our hot tubs every two weeks, this will be done on Monday mornings, and therefore could result in the hot tub being out of use for a day of your stay, but every effort will be made to have the hot tub ready.
  12. BBQ’s will be available free of charge from March 1st to October 31st. Please note we do not provide fuel and would request that the BBQ is left as it is found.
  13. We reserve the right to amend any of these terms & conditions at any time.
  14. All properties are non-smoking.
  15. Sorry no pets we are a working farm.
  16. * Longer for overseas bookings. (clause 1)

Please Note

We reserve the right to terminate the agreement / booking without refund of money if the behaviour of any guest is considered unacceptable, or if the number of occupants exceeds that stated at the time of booking. Our booking fee DOES NOT include holiday insurance. We therefore recommend that you take out Holiday Cancellation Insurance to cover you in the event that you have to cancel or terminate your holiday unexpectedly.
